Deciding on a home is both exciting and daunting! Here are a few ideas (do's and Dont's) I will share with you.
1. Decide on"location" (school system, access to friends, job, church, city or country, north, south, east or west?)
2. Create a list of NEED to have features , (bedrooms, bathrooms, garage, one level living etc...) and a list of NICE to have features. (amenities etc...)
3. Determine budget (get pre qualified from a lender, (ask your agent)for Occupancy cost! mortgage principal and interest, taxes, all insurances, heat, electricity, trash, water, deferred maintenance. (sometimes a more expensive house may cost less in the long run if it is in "perfect condition")
4. Do get "educated"... Your agent will provide you with a sorted list of possibilities. Take a drive around and view them and imagine living in the locations.
5. Discuss the results with everyone involved in the home.
6. Law of Unity!...When everyone agrees on one or more settings, schedule a viewing with your agent to see properties.
7. Compare your needs and wants with the house's features and benefits. Pick the best one!
8. When you pick, don't fail to act! make an offer that realistically will be negotiated and accepted by the sellers! ...others buyers know that the best choice is the best choice.
9. Follow through on all your tasks....bank, inspection, attorney, insurance, moving plans, utiliti

For those of us who grew up in the pre internet age, our brains are wired to select from very few choices. 3 channels of TV, 2 favorite high powered AM music stations, black coffee or with milk, Ford or Chevy... Do you want cheese on that burger??? Alas, in 2012, we are inundated with limitless choices for everything!!! In a very real sense, the extreme--- and I mean extreme, amount of choices the average person must make in a day is both overwhelming and empowering. How nice...I get to pick what I want on my burger from 77 combinations, 50,000 movies on netflix, 77,000,000 websites on any topic...etc... Exhausting to say the least..:)
When searching for the home of your dreams however, the choices for the RIGHT house must be picked from the current, yet shifting inventory of available homes. The greater Binghamton marketplace may have a total of 1500-2000 possibilities. However when matching YOUR NEEDS (things you must have) and YOUR WANTS(things that may be NICE to have) and filtered by your location, acceptable condition, and your financial range for occupancy cost, will typically result in your choice of a few, 1-4 Right houses. Since you usually are not the only active buyer in that narrowed, filtered range, please don't be surprised when after viewing the 1-4 of your best choices, that just as you are pondering your VERY important decision... someone else may beat you to the home

When looking at Video Tours of Houses, it satisfies the desire to check out features that are attractive to you. Be AWARE! and Beware!
1. Pictures are by their nature... selective. It is not what you see, but what you don't see. NOTHING replaces going to the house. You may miss out on your perfect home that was eliminated by an emotion caused by a picture. In 28 years I have view tens of thousands of homes and experienced this myself. I call them (SLEEPER DEALS) because a bad picture lowered the showings of the house and the final buyer got a better deal than usual.
2. Realtor's are not professional photographers! Nor are sellers home decoration consultants!
3. Sometimes W-I-D-E angle lens are used ...just to get more than a corner of a bedroom. This distorts the ceiling lines and makes straight lines look crooked! Perhaps the porch looks crooked. Don't let that bother you! It's just a picture.
4. If the video has a TOUR Guide, realize it is more of an ad for the agent than the house... (Please Spare me the OO's and AH's) A slide show of non-moving images makes it easier to see the hardwood floors, kitchen cabinets etc.. The Customer Display with multiple pictures of the houses supplyed on most websites is easier to digest.
5. Choose your houses to view by recieving a presorted list from us, then DRIVING by the location, MATCHING the price range to your budget,
